The rare attributes
Draw the viewer’s attention to any special features or specifics in each room. For example, the fact that the kitchen might have pop-up sockets or a wine cooler is so cool :). The bathroom might have special heated mirrors that help avoid condensation, that can be a real show-stopper!

It is also worth pointing out any recent renovations done to the place, even if it is just freshly painted walls - it shows that the place is taken care of. Could be also useful to suggest ideas for repurposing of some areas to fit their needs, i.e a possible WFH area.

Walk through the communal area and show the state it is in, be sure to mention how regularly it is maintained and who is responsible for it. Talk about the layout of the landing and how many neighbouring flats there are. State who can use these areas, if it is shared with other residents or is it a private and secure place that is not overlooked by anyone.
